Your Private Model Home Tour Checklist
A private model home tour is short, and it goes fast. Without a plan, you can leave with a good feeling but few real answers. This checklist helps you use the time well.
Before You Go
- Book the appointment and confirm the address and time.
- Review the floor plans first, so you know the layout before you walk in.
- Write your top five questions on one page.
- Bring a tape measure, your phone for notes and photos, and the sizes of your largest furniture.
Think about how you live now. Where do you drop your keys? Where do you cook, work and relax? Keep those habits in mind as you walk through. A model is designed to look its best, so your own routine is the most useful test.
When You Arrive

Walk Every Level
In a multi-level townhome, check each floor in order:
- Lower level: Note the large window and how the space could work as a fourth bedroom or other room.
- Garage: Walk the interior entrance from the 2-car garage into the home.
- Kitchen floor: Open cabinets and drawers. Look at the Sub-Zero refrigerator and Wolf range. Step onto the deck off the kitchen.
- Primary floor: Check the closet, the bath and the deck off the primary bedroom.
- Roof deck: See the size and the access.
Ride the elevator at least once. It runs from the lower level to the fourth floor.
Test the Details
- Turn on faucets and look at fixtures.
- Open and close interior doors. Solid-core doors feel different from hollow ones.
- Listen for outside noise with windows closed.
- Look at lighting in each room.
- Ask how the dual-zone HVAC is split between floors.
Questions to Ask Before You Leave
- Which homes are currently available? Limited homes remain, so check current availability.
- What is the deadline for selections?
- Is pricing likely to change? Initial prices are subject to change as costs and demand rise.
- What are the tax abatement terms? Confirm them with the City of Philadelphia or your advisor.
After the Tour
Write your notes the same day while details are fresh. Compare what you saw to the plans. List any open questions and send them by email so the answers are in writing.
If you plan a second visit, bring a different set of questions. Focus on anything you rushed past the first time, such as storage, light at a different time of day or the walk from the garage.
A planned tour turns a nice visit into a clear decision.
